The general intent of the design <br />guidelines is to improve the overall quality of development and to avoid monotony in new <br />developments. <br />The applicant has provided architectural elevations of all buildings and an electronic <br />material sample board to show the type, color, and materials used in all proposed <br />external surfaces. As proposed, the development generally meets the design guidelines: <br />• Building Mass: Units should be articulated to break up the building mass. <br />Rooflines and building faces should be broken up at least every 50 feet. <br />The buildings are well -designed with good articulation to the building face to provide <br />interest and variety. The roofline is broken up by dormers. <br />• Monotony: to the extent possible, developments should limit the number of units <br />that are adjacent to each other with the same color, materials or design. <br />
