Victor Place <br />Page 7 <br />Utilities <br />The site is served by municipal sanitary sewer and water. <br />Park Dedication and Open Space <br />Commercial/Industrial property is exempt from Park Dedication. <br />C. Conclusions <br />Staff reviewed the PUD amendment and site plan against City standards and the original <br />PUD approvals and finds that the proposed project generally conforms. However, there <br />are several outstanding issues that must be clarified, and conditions that must be met by <br />the applicant to ensure compliance with City standards. <br />Most of the outstanding issues are very minor, however, the architecture issue does <br />remain as a significant issue. Staff recommends that the applicant revise the plans as <br />noted in the staff report. The Commission should review and discuss this issue and <br />provide a recommendation to the City Council. <br />4. RECOMMENDATION: <br />Staff recommends approval of the PUD amendment and site plan for Victor Place, <br />subject to the findings and conditions listed in the attached resolutions. <br />ATTACHMENTS: <br />a.
