Victor Place <br />Page 6 <br />Sidewalks/Trails <br />The developer has provided good sidewalk connections throughout the site and out to <br />Victor Path. The sidewalk on Victor Path will be constructed in front of these two parcels <br />by the developer with this project. <br />The applicant will need to dedicate a trail easement on the north side of the site to <br />connect to the planned County Trail on Frenchman Road. The easement will allow the <br />County/City to construct the connection to the development when the County Trail is <br />constructed in the future. <br />Landscaping <br />The plans show a continuation of the street tree planting of Elms and Maples along <br />Victor Path between the curb and sidewalk. <br />Additionally, the plans show 13 overstory deciduous trees, 10 overstory coniferous trees, <br />6 ornamental trees and 52 shrubs. The Code requires 13 overstory deciduous trees, 7 <br />overstory coniferous trees, 7 ornamental trees and 67 shrubs. The plans must be <br />revised to add the additional ornamental tree and shrubs required by the ordinance. <br />The code requires an amount not less than one percent of the cost of improvements <br />made as part of a development be expended on landscaping. The applicant shall <br />provide additional information to ensure compliance. <br />The applicant intends to install irrigation on the site. The applicant is required to submit <br />an irrigation plan as part of the landscape plan package as a condition of approval. <br />Wetlands <br />The wetlands on site were delineated and is currently being reviewed. No wetland <br />impacts are anticipated, but the wetland delineation must be approved prior to issuance <br />of permits. A Technical Evaluation Panel meeting will take place the week of May 25th to <br />review the location of the wetland west of the proposed improvements. <br />Grading/Drainage <br />There is a drainage and utility easement over Outlot A. The applicant will need to apply <br />for an easement vacation for the area where parking lot improvements are planned and <br />new a new easement will need to be provided over the wetland and watermain. <br />The stormwater management for this site was included in the master plan for the Victor <br />Gardens PUD and is served by a regional stormwater basin. A storm sewer pipe was <br />extended into the property from Victor Path to collect stormwater from the site and drain <br />it to the regional stormwater basin. The applicant has surveyed the existing regional <br />stormwater pond to confirm capacity. Stormwater comments have been provided to <br />applicant and will need to be addressed in future submittals for documentation and <br />permitting purposes. <br />
