Request for a PUD Amendment and Site Plan <br />for "Victor Place" (PID 19-031-21-24-0077 and 19-031-21-23-0154) (City <br />File No. 20-007) <br />DATE: May 21, 2020for the Planning Commission Meeting of May 28, 2020 <br />REVIEW DEADLINE: Waived by applicant <br />DESCRIPTION OF REQUEST: <br />The applicant is requesting approval of a PUD amendment and site plan to allow <br />construction of a single story, 13,879 square foot office/trail building. The development is <br />primarily located on Lot 2, Block 1, Victor Gardens Commons and partially on Outlot A, <br />Victor Gardens South Village. The parcels will be combined. <br />2. CONTEXT: <br />A. Surrounding Land Use and Zoning <br />The property is part of the Victor Gardens PUD. The property is guided Commercial and <br />zoned PUD. <br />The properties to the east and west are guided Commercial and zoned PUD as part of <br />the Victor Gardens PUD. The property to the east is developed with Paws Pet Hospital <br />and the property to west with office/retail including Kinder Gardens childcare center. The <br />property to the south is guided Medium Density Residential, zoned PUD and developed <br />with condominium townhomes. The property to the north (across Frenchman Road) is <br />guided Commercial and zoned C-2 (General Business). The properties are developed <br />with a clinic and daycare. <br />B. Existing Site Characteristics <br />The site is generally flat and buildable. There is a wetland on Outlot A that has been <br />delineated, but as of the date of this report has not been approved. <br />
