Victor Place <br />Page 3 <br />Lot Standards <br />This is an existing lot of record that was established as part of Victor Gardens <br />Commons. The parking and grading will cross over onto Outlot A; therefore, staff has <br />included a condition requiring that the two parcels be combined into one parcel. The parking stalls are shown as 9' x 20' where 9' x 18' stalls <br />are required. Staff recommends that the stall depth along the street be reduced in depth <br />to allow for the 10-foot setback along Victor Path. <br />Building Architecture <br />One of the key components of the Victor Gardens PUD is the French County Eclectic <br />design character. This style is characterized by steeply pitched hip roofs, a variety of <br />natural stones and brick, vertical elements and a variety of decorative cornice and <br />rooflines. The hip roof elements are intended to screen the mechanical roof top units. <br />These pitched rooftop elements were to be located on three sides at the ends of the <br />buildings to screen provide this screening. <br />The buildings should have a variety of rooflines to create the look of several buildings <br />and facades to add interest to the buildings. Additionally, the previous approvals <br />required the architecture to be compatible with the townhomes. <br />Staff has worked closely with the development team to try to meet these design goals. <br />The developer has added the pitched hip roof elements as required by the PUD; <br />however, staff believes that additional revisions are needed to meet the intent of the <br />PUD. Specifically, we have asked the developer to replicate the south roof line on the <br />north elevation. The south elevation has a varied roofline including two steep hip roof <br />elements, but the north elevation only has one such pitched roof line. <br />This creates two issues: <br />• The building does not create an authentic roofline that one would expect if it were <br />a true hip roof element. <br />• The pitched hip rooflines do not align on the north elevation and south elevation; <br />therefore, the back of the north roof line will be visible from the south side and <br />vice -versa. <br />Staff continues to recommend that the south elevation be replicated on the north <br />elevation to create an authentic building appearance that is consistent with the PUD <br />standards. We have included this a condition of approval in the attached resolution. <br />
