<br /> <br />Rice Lake Reserve 17 <br /> <br />EXHIBIT B <br /> <br />APPROVAL CONDITIONS <br /> <br />1. The final plat is approved to allow the creation of 42 single family lots and 6 outlots, in <br />accordance with the plans and application received by the City on October 16, 2020, and <br />November 6, 2020, except as amended by this resolution. <br /> <br />2. The development shall substantially comply with all plans and conditions of the PUD and <br />preliminary plat approval granted by the City on January 6, 2020. <br /> <br />3. Development standards shall comply with Resolution 2020-8 and 2020-9, as amended. <br /> <br />4. The developer shall comply with all conditions outlined in the City Engineer’s memo <br />dated November 12, 2020, and revisions required in “redlined” comments from the City <br />Engineer. <br /> <br />5. Outlot use and ownership: <br /> <br />a) Outlot A is a wetland and shall be deeded to the City at the time the plat is recorded. <br /> <br />b) Outlot B is proposed as common space for the development that will include a <br />monument sign and landscaping. The outlot is unbuildable and will be maintained <br />and owned by the homeowners association. <br /> <br />c) Outlot C is proposed for stormwater management, wetlands, a trail, and common <br />space for the development. The outlot is unbuildable. The landscaping and amenities <br />on the outlot will be maintained by the homeowners association The outlot shall be <br />deeded to the City at the time the plat is recorded. <br /> <br />d) Outlots D, E, and F is proposed for future phases of the development and will remain <br />in ownership of the developer. <br />
