<br /> <br />Rice Lake Reserve 18 <br />6. The developer shall design and install a stormwater re-use system for irrigation of the <br />individual lots. <br /> <br />7. The developer shall establish a property owners association for the development to <br />own/operate/maintain common elements, landscaping, and the water re-use system. The <br />property owners association documents shall be reviewed and approved by staff prior to <br />recording the plat. <br /> <br />8. The plat shall comply with the City’s street naming system. <br /> <br />9. The landscaping planned for the plat shall be installed in one phase. The developer shall <br />take proper precautions to protect the trees as the homes are being built. <br /> <br />10. Each home shall include a minimum of 2 parking spaces within the driveway. The <br />driveway widths shall be a maximum of 24 feet at the right of way line. <br /> <br />11. Staff will continue to work with the applicant on the street lighting plan. Exact locations <br />of the street lights shall be reviewed and approved by staff prior to installation. <br /> <br />12. The developer shall obtain all necessary local, state, and federal permits. <br /> <br />13. The developer shall make contact with adjacent property owners, prior to grading the <br />property. <br /> <br />14. Prior to recording the final plat: <br /> <br />a) The developer must obtain all necessary stormwater management and wetland <br />conservation act (WCA) permits from the City. <br /> <br />b) The developer shall pay $100,800.00 in full to satisfy the required cash in lieu of <br />parkland dedication requirement. <br />
