The final plat will be by <br />the City Council. <br />C. Conditional Use Permit <br />Campus Development <br />The term "campus development" means two or more principal buildings on any lot or parcel. All <br />campus developments shall be constructed under a master plan prepared by a professional, <br />registered, architect, and approved as a provision of the conditional use permit for the site. The <br />applicant has approval of a campus development to allow multiple buildings on the property. <br />The applicant has provided options for how the property could develop in three phases. In the <br />review of the CUP for a campus development the Planning Commission is simply providing a <br />recommendation on the suitability of the site layout for additional buildings. The applicant would <br />be required to come back before the Planning Commission with a formal site plan application <br />prior to construction of the buildings. Approval of the campus development would give the <br />applicant assurance that the additional buildings would be allowed subject to site plan approval <br />and provided the buildings are consistent with the campus development CUP. In the absence of <br />the campus development, the applicant would only be able to construct one building on the <br />property. <br />The proposed campus development layout is generally the same as what was previously <br />approved. However, the applicant is requesting approval of a preliminary plat to have 2 lots and <br />1 outlot. Lot 1 would be the proposed 22,500 square foot office/warehouse building. Lot 2 would <br />be the existing 145,000 square foot manufacturing/warhouse building and the 2 proposed <br />buildings for the campus development. The outlot would contain the shared stormwater <br />management for the entire site. The applicant is requesting with the campus development to have <br />shared access agreements with Lot 1 for cross access and staging for the vehicles access the <br />loading docks on the south side of the proposed building. <br />The campus development is generally the same as what was previously approved, the layout has <br />been revised to remove on building from the campus to be on a separate lot. The request meets <br />the criteria necessary to approve a CUP amendment. <br />D. Site Plan <br />The application complies with the ordinance standards as follows: <br />Building Setbacks <br />The BP zoning district requires a 30-foot front and rear yard setback and a side yard setback <br />equal to the height of the building, in no case less than 10 feet. The site plan complies with the <br />setback requirements. <br />
