Roy Molitor 4th Addition — Pre Plat, CUP Amendment, Easement Vacation, and Site Plan <br />Page 5 <br />Fencing and Screening <br />The applicant is proposing roof top mechanical equipment for the building. The plans show a 2 <br />foot — 10 inches raised parapet wall from the roof line of the building. All roof top mechanical <br />equipment shall be adequately screened from view. It is in staff s opinion that the parapet will <br />screen most of the roof top equipment. Staff has added that there will be an inspection during <br />construction and that as a condition of approval prior to the issuance of a certificate of occupancy <br />the equipment shall be screened. <br />The applicant has indicated that the trash stored inside the building or screened with materials <br />consistent with the building materials. <br />The applicant is not proposing any additional fencing around the lot as this time. <br />Streets and Access <br />The site has access from a proposed to be constructed small section of 1401h Street and Fenway <br />Boulevard North. The applicant is proposing two entrances into the site. Staff is comfortable <br />with the access to the site. <br />The 2040 Comprehensive Plan shows 140th Street as a future road. The applicant has contributed <br />money to the City for their share for the future construction of the 140ffi Street. This was <br />completed with the Roy Molitor Addition final plat application approval. The applicant is <br />proposing to use money for construction of a small section of the road. When this section 140th <br />Street is constructed, the applicant will be able to connect to it with a driveway. A driveway <br />permit would be required. <br />Staff has added a condition in the campus development CUP that the if there is another access to <br />the 140th Street proposed, the applicant is responsible for the cost and construction of 140th Street <br />to the west property line of the plat. <br />Parking <br />According to the Section 90-253 PARKING, based on the use and the size of the building 23 <br />parking stalls are required by ordinance. The applicant is proposing 34 parking stalls for the site, <br />which meets the ordinance standards for the use of the building. <br />Trails <br />There is a City trail along Fenway Boulevard North. There is a proposed trail shown on the <br />Trails Plan in the 2040 Comprehensive Plan on the north side of 1401h Street North. Staff will <br />work with the applicant to see if it makes sense to include this small section of trail with the <br />construction of the road. <br />
