Prior to the installation of any signs, <br />the applicant shall obtain a sign permit. <br />Drainage/Grading <br />The stormwater management requirements are proposed to be met through the use of onsite <br />biofiltration basins and the purchase of volume reduction credits from the City. One of the <br />proposed biofiltration basins is within the City's right of way and above an existing watermain <br />line and will need to be moved which may modify the amount of credits required. A stormwater <br />maintenance agreement and drainage and utility easements will be required for the stormwater <br />basins on the site. <br />Staff is also working with the applicant on the low floor elevation requirements for the project. <br />Utilities <br />Sewer and water services are available to the site and will be accessed from Fenway Boulevard <br />North. <br />Wetlands <br />There are no wetlands on the property. The applicant has applied for a no -loss approval. <br />Park Dedication <br />Park Dedication is not required for commercial and industrial developments. <br />C. Conditional Use Permit <br />Campus Development <br />The term "campus development" means two or more principal buildings on any lot or parcel. All <br />campus developments shall be constructed under a master plan prepared by a professional, <br />registered, architect, and approved as a provision of the conditional use permit for the site. The <br />applicant is requesting approval of a campus development to allow multiple buildings on the <br />property. <br />Campus developments or multiple buildings on a single lot are common in industrial and <br />business parks. This type of development allows for the efficient use of the property by allowing <br />shared access, parking, circulation, and stormwater management. <br />
