RESOLUTION 2020- <br />APPROVING A SITE PLAN FOR VICTOR LAND HOLDINGS, LLC, FOR <br />THREE OFFICE/WAREOUSE BUILDINGS ON THE PROPERTY LOCATED <br />AT THE NORTHEAST CORNER OF 130TH STREET NORTH AND FENWAY <br />BOULEVARD NORTH <br />WHEREAS, Victor Land Holdings, LLC, requested approval of a site plan for three <br />office/warehouse buildings totaling approximately 38,000 square feet on property legally <br />described as follows: <br />See Attached <br />WHEREAS, the Planning Commission has reviewed said site plan on September 21, <br />2020, 2020, and recommends approval subject to the conditions listed in this resolution. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site <br />plan for Victor Land Holdings, LLC, for three office/warehouse buildings totaling <br />approximately 38,000 square feet, subject to the following conditions and findings: <br />All items on the Engineer's memo and "red -line" detailed engineering comments that <br />have been sent directly to the applicant's engineer dated September 17, 2020, shall be <br />addressed. <br />2. No exterior storage shall be located on the property. <br />3. The applicant shall meet all conditions listed in the conditional use permits for the <br />campus development. <br />4. Prior to the installation of any signs, the applicant shall obtain a sign permit. <br />5. The landscaping shall be irrigated to ensure establishment. <br />Prior to the commencement of grading: <br />6. The applicant shall revise all engineering plans per the City Engineers memo dated <br />September 17, 2020. <br />7. The civil plans and stormwater permit shall be reviewed and approved by the City <br />Engineer. <br />Prior to the issuance of a building permit: <br />8. The two lots shall be combined into one parcel. <br />9. The applicant shall submit a revised landscape plan that meets the City's landscape <br />ordinance requirements to be reviewed and approved by staff. <br />
