In particular, we have reviewed the following plans related to <br />this particular request: <br />• Civil Plan Sets revised 9/9/20 by Plowe Engineering, Inc. <br />• Drainage Report revised 9/9/20 by Plowe Engineering, Inc. <br />• Architectural Plan Updates dated 9/10/20 by 292 Design Group <br />• Geotechnical Exploration by Element Materials Technology dated 8/18/20 <br />• Fire Truck turning movements exhibit <br />Based on the review of the above documents, we offer the following comments related to this <br />application: <br />Grading, Street, and Utility Plans <br />1. The site is proposed to have two accesses. The first is on Fenway Boulevard approximately <br />200' north of 130th Street while the second is on 130th Street approximately 160' east from <br />Fenway Boulevard. Proposed access locations are acceptable. <br />2. Water service to the site will be achieved by tapping the existing 12" watermain running along <br />the northbound driving lane of Fenway Boulevard. A 6" service and hydrant will be extended <br />to the east into the site. <br />3. Sanitary sewer service is available to the site from an existing 6" sanitary sewer service near <br />the northwest corner of the property. <br />4. Detailed redline comments have been provided on the plans and sent to the applicants <br />engineer so they can be addressed in future submittals. <br />Stormwater Management <br />5. The stormwater water quality requirements are proposed to be met through the use of onsite <br />biofiltration basins and the purchase of volume reduction credits from the City. With the <br />current proposed stormwater management onsite, there is 1.2 ac of new/reconstructed <br />impervious which is not treated onsite which requires the purchase of 2.1 volume reduction <br />credits.
