Preliminary
plat, final plat, site plan, conditional use permit, variance, and easement vacation
for a campus development for the properties located at the northeast corner of
130th Street North and Fenway Boulevard North.
DATE: December 30, 2020, for the City Council Meeting of January 4, 2021
ZONING: General Industrial (I-3)
60-DAY REVIEW DEADLINE: January 8, 2021
1. PLANNING COMMISSION MEEING UPDATE:
At its December 17, 2020, meeting the Planning Commission held a public hearing and
considered the request. There was no one that spoke during the public hearing. Staff provided
background on the applications and recommended approval of the applications, with the
condition that the applicant add brick, stone, or block (or like material) 3 feet in height around
the building. The applicant’s architect, Mark Wentzell, made a presentation to the Planning
Commission on the architectural metal proposed for the building materials. Mr. Wentzell stated
that there will be a foundation to the building that will exposed and finished with black stucco.
He stated adding an additional material would take away from the intentional design of the
building that the applicant wanted.
The Planning Commissioners generally agreed that they liked the plans and the overall design of
the building, including the architectural metal panel building material. They felt the materials
were high quality and met the intent of the design guidelines. They found the applications met all
the requirements necessary to approve the applications. The Planning Commission unanimously
approved the applications, subject to the conditions in the resolutions, with the revision to the
site plan resolution to remove the requirement to add brick, stone, or block (or like material) 3
feet in height around the building. The resolutions in the City Council packet reflects the
Planning Commission recommendation.
