The applicant has applied for a no-loss approval and it <br />was approved. <br /> <br />Park Dedication <br /> <br />Park Dedication is not required for commercial and industrial developments. <br /> <br />C. Conditional Use Permit <br /> <br />Campus Development <br /> <br />The term "campus development" means two or more principal buildings on any lot or parcel. All <br />campus developments shall be constructed under a master plan prepared by a professional, <br />registered, architect, and approved as a provision of the conditional use permit for the site. The <br />applicant is requesting approval of a campus development to allow multiple buildings on the <br />property. <br /> <br />Campus developments or multiple buildings on a single lot are common in industrial and <br />business parks. This type of development allows for the efficient use of the property by allowing <br />shared access, parking, circulation, and stormwater management. <br /> <br />The Planning Commission must review the application for a conditional use permit with the <br />standards listed in Section 90-37 of the City Code. Staff used these standards to review the <br />application and found that the request meets the applicable standards as follows: <br />(1) The proposed use is permissible by law. <br />Campus developments are allowed in the General Industrial (I-3) zoning district with a CUP. <br />The use is permissible by law. <br />(2) The proposed use is in keeping with the spirit and intent of this chapter. <br />The proposed use is consistent with the General Industrial (I-3) zoning of the property. <br />(3) The proposed use is compatible with the city's comprehensive plan, and the character of <br />the surrounding area. <br />The proposed campus development would be compatible with the City’s Comprehensive Plan <br />and the character of the area. The campus development allows for a more efficient use of the <br />property with shared access, parking, circulation, and stormwater management.
