RESOLUTION 2021-2 <br />APPROVING A PRELIMINARY PLAT, FINAL PLAT, AND SITE PLAN FOR <br />VICTOR LAND HOLDINGS, LLC, FOR THREE <br />OFFICE/MANUFACTURING/WAREOUSE BUILDINGS ON THE PROPERTY <br />LOCATED AT THE NORTHEAST CORNER OF 130TH STREET NORTH AND <br />FENWAY BOULEVARD NORTH <br />WHEREAS, Victor Land Holdings, LLC, requested approval of a preliminary plat and <br />site plan for three office/manufacturing/warehouse buildings totaling approximately <br />38,000 square feet on property legally described as follows: <br />See Attached <br />WHEREAS, the Planning Commission has reviewed said preliminary plat and site plan <br />on December 19, 2020, and recommends approval subject to the conditions listed in this <br />resolution. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />preliminary plat and site plan for Victor Land Holdings, LLC, for three office/warehouse <br />buildings totaling approximately 38,000 square feet, subject to the following conditions <br />and findings: <br />1. All items on the Engineer's memo and "red -line" detailed engineering comments that <br />have been sent directly to the applicant's engineer dated December 10, 2020, shall be <br />addressed. <br />2. The preliminary plat will create 14 office/manufacturing/warehouse units/lots and one <br />common lot. <br />3. No exterior storage shall be located on the property. <br />4. The applicant shall meet all conditions listed in the conditional use permits for the <br />campus development. <br />5. Prior to the installation of any signs, the applicant shall obtain a sign permit. <br />6. The landscaping shall be irrigated to ensure establishment. <br />Prior to the commencement of grading: <br />7. The applicant shall revise all engineering plans per the City Engineers memo dated <br />December 10, 2020. <br />8. The civil plans and stormwater permit shall be reviewed and approved by the City <br />Engineer. <br />
