PLANNING COMMISSION UPDATE: <br /> <br />At its February 11, 2021 meeting, the Hugo Planning Commission held a public hearing and <br />considered the request. There were two residents who spoke during the public hearing as well as <br />a few who provided comments in writing prior to the meeting. All written comments were made <br />available to the Planning Commission and applicant prior to the meeting. Comments from the <br />public generally consisted of the following: <br />• Increased traffic concerns, specifically with the only access to the proposed development <br />having to go through the Farnham Avenue N and 159th Street N. <br />• Eliminating four lots on the southwest corner to add more open space. <br />• Concerns with the reduced lot sizes and setback requirements. <br /> <br />The Planning Commission generally liked the layout and improvements that the applicant made <br />from the previously submitted sketch plans. There was additional discussion on the proposed <br />five-foot side yard setbacks on the 50-foot wide lots. Some of the Commissioners had concerns <br />with the side yard setbacks but felt that the applicant has provided an appropriate product type to <br />accommodate the proposed side yard setbacks. Additionally, staff explained that the property is <br />guided Medium Density residential and that by proposing single family, villa products, the <br />applicant is proposing an alternative to multifamily dwelling units as permitted by City Code. <br />The Planning Commission found that the applications meet all requirements necessary for <br />approval and they unanimously approved the applications, subject to the conditions in the <br />resolutions.
