In particular, we have <br />reviewed the following plans related to this request: <br /> <br />• Oneka Place 5th Addition Construction Plans dated 12/29/20 by Westwood Professional <br />Services <br />• Storm sewer design dated 12/29/20 by Westwood Professional Services <br />• Grading Plan revised 12/29/20 by Westwood Professional Services <br />• Final Plat by Westwood Professional Services <br /> <br />Based on the review of the final plat documents, we offer the following comments related to this <br />application: <br /> <br />Final Plat <br /> <br />1. Drainage and Utility Easements are shown appropriately. <br /> <br />Grading, Street, and Utility Plans <br /> <br />2. Staff has worked through a number of comments with Westwood Professional Services on <br />street and utility construction plans and has a few remaining redline comments. We do not <br />expect that any remaining plan changes will have an impact on the final plat. We will issue <br />the construction plan approvals once the remaining comments have been resolved. <br />3. Water and sanitary sewer service will be extended from previous phases of this development. <br />4. The site grading for the current addition was completed in 2019 with the remainder of the <br />Oneka Place development. Minor grading modifications may be required based on <br />adjustments made as part of the 5th Addition. <br /> <br />Stormwater Management <br /> <br />5. The applicant has submitted their Storm Water Management Plan for the site, meeting the <br />appropriate storage, rate control, treatment, and volume reduction. The applicant is utilizing <br />water reuse as a means to irrigate the development and meet a portion of the stormwater <br />management requirements.
