Ms. Rachel Juba <br />March 9, 2021 <br />Page 2 <br />conserved annually throughout the entire Oneka Place Development by use of stormwater <br />reuse. The trunk water fee has been reduced by 35% due to the use of water reuse which is <br />consistent with the initial phase of this development. <br />6. The stormwater reuse system will be located with lot-line drainage and utility easements, <br />road right of way, and outlots. The system will be owned and operated by the Homeowners <br />Association, and the City will have access to the system as needed for monitoring and <br />operation. The applicant is meeting approximately 50% of the volume reduction requirement <br />by utilizing water reuse. The remaining volume control requirement is met through the dead <br />pool storage provided in the NURP ponds. <br />7. A water balance analysis has been submitted as part of the stormwater submittal identifying <br />adequate water supply with the stormwater basins to sustain water reuse. <br />8. A detailed groundwater analysis has been submitted to identify the elevation of groundwater. <br />The findings have been used to identify minimum floor elevations that provide required <br />separation from groundwater. <br />9. Minor comments on the storm sewer layout and design have been provided to the applicant <br />and will need to be addressed. <br /> <br />Development Agreement <br /> <br />10. There are a number of development fees outlined within the City’s Fee Schedule that will <br />become due as part of the final plat. The Development Fees are included within Exhibit C of <br />the Development Agreement. <br />11. A credit to the trunk area charge based on the anticipated reduction in water demand by <br />using stormwater reuse has been included as part of the Development Agreement. <br /> <br />Thank you for the opportunity to provide comments on this project.
