<br /> <br />The Meadows at Hugo 17 <br /> <br />EXHIBIT B <br /> <br />APPROVAL CONDITIONS <br /> <br />1. A final plat is approved to allow the creation of 47 single family lots in accordance with the <br />application and plans received on March 26, 2021, March 31, 2021 and April 29, 2021, <br />except as amended by this resolution. <br /> <br />2. The development shall substantially comply with all plans and conditions of the preliminary <br />plat and PUD approval granted by the City Council on March 1, 2021. <br /> <br />3. Development standards shall comply with Resolution 2021-09, 2021-10, and 2021-11. <br /> <br />4. The developer must comply with all conditions outlined in the City Engineer’s memo dated <br />April 29, 2021 and all red-lined comments provided to the applicant. <br /> <br />5. Outlot use and ownership: <br /> <br />a. Outlot A is to remain under current ownership and will continue to be zoned <br />Future Urban Service. The outlot shall be combined with the parcel to the east <br />with PID 08.031.21.34.0002 and will be rezoned with future development. There <br />will be no access to Outlot A from the west and access shall only be allowed from <br />the east. <br /> <br />b. Outlot B is proposed for future phases of the development and will remain in <br />ownership of the developer. <br /> <br />c. Outlot C and D are proposed for wetlands and stormwater management. The <br />outlots are not buildable and shall be deeded to the City at the time the plat is <br />recorded. <br /> <br />6. Any signs installed on the property are required to gain sign permit approval through the City. <br /> <br />7. Prior to the release of the final plat for recording, the developer shall comply with the <br />following conditions: <br /> <br />a. The Final Plat shall be revised to include drainage and utility easements over all <br />outlots. <br /> <br />b. The development covenants shall be reviewed and approved by staff.
