Consistency with Multi Family Design Guidelines <br /> <br />General <br /> <br />The plan has been arranged to have a circular private drive for the development that provides <br />good circulation. There is private open space central to the development and a public park <br />provided at the southwest corner of the development. <br /> <br />Building Mass and Architecture <br /> <br />The applicant has broken up the building mass by providing a variety of design elements. The <br />plan includes the use of both vinyl siding and shake siding with stone accents at each entry. The <br />garages are recessed to the building entryways and it breaks up the front of the building nicely. <br />The applicant has stated they will provide a color palette to include a variety of colors for the <br />building materials. The applicant stated they will present the colors to staff prior to the meeting. <br /> <br />The guidelines recommend that higher quality materials, other than lap siding, be utilized on at <br />least 25% of the building and incorporated onto all four sides. The applicant has proposed to <br />utilize vinyl shake siding and brick/stone on at least 30% of the buildings. The garage doors will <br />be painted to match the unit colors that the doors be prefinished to minimize maintenance. <br /> <br />It is in staff’s opinion that the applicant has a good start on the architecture and they have good <br />design elements that start to reduce the massing of the buildings. However, staff recommends <br />further breaks in the sides and rear to reduce the massing of the buildings. Staff will continue to <br />work with the applicant on the final designs of the two-unit and three-unit buildings. <br /> <br />The screening of mechanical equipment is important to the overall desirability of a project. Staff <br />recommends the applicant provide information on how they plan to screen mechanical <br />equipment. This has been included as a condition of approval. <br /> <br />Each unit is proposed to have a patio in the rear yard <br /> <br />6. CONCLUSION: <br /> <br />Staff has reviewed the Preliminary Plat and PUD for consistency with the applicable standards <br />outlined in the Comprehensive Land Use Regulations and the Multi-Family Design Guidelines <br />and finds that the proposed application is generally consistent with the standards. Staff has <br />included conditions to address the outstanding issues. <br /> <br />7. STAFF RECOMMENDATION: <br /> <br />Staff recommends approval of the preliminary plat and PUD for Oneka Lake Reserve, subject to <br />the conditions listed in the resolution. <br /> <br /> <br />
