The phasing plan shall be revised per any amendment required with this resolution. <br />The preliminary phasing plan is generally approved per plans dated April 30, 2021. <br />Any major revisions to the phasing plan shall require PUD amendment. Minor <br />modifications shall be reviewed and approved by staff. <br />a. Phase 1 shall include: <br />i. All improvements shown in phase one. <br />ii. Final grading for the park. <br />iii. A sidewalk from 150t' Street North to the sidewalk in the <br />development at an intersection crossing on the private drive. <br />iv. The stormwater use system shall be installed. <br />v. All the landscaping shall be installed. <br />b. Phase 2 shall include: <br />i. All other improvements. <br />7. Guest parking shall comply with the Americans with Disabilities Act as may be <br />applicable. <br />8. No parking will be allowed on the private drives, unless it is the in the designated <br />parallel parking areas for guest parking. <br />9. The private drives must comply with City standards for private drives. <br />10. No signage is proposed at this time. Should signage be desired, the applicant must <br />apply for a sign permit with details ensuring compliance with ordinance requirements. <br />11. Prior to approval of the final plat, the applicant must comply with the following <br />conditions: <br />a. The developer must obtain all necessary Federal, State, and local Permits. <br />b. The developer must obtain all necessary stormwater management and WCA <br />permits from the City. <br />c. The plans shall be revised to show the lot lines in the preliminary plat submitted <br />on April 30, 2021. The park shall be on outlot in the plat. <br />d. The plans shall be revised to include a revised sidewalk location in the public <br />park from 150th Street to an intersection crossing on the private drive. <br />e. The grading for the expansion of the pond to the north shall be further evaluated <br />to reduce the impact on the adjacent properties, including preserving tress in that <br />area. <br />f.
