Resolution 2021-37 <br />Page 3 <br />i. Colors proposed within the development shall provide more color variety <br />and contrast on individual buildings and within the development. A color <br />palette must be submitted for city review and approval. <br />ii. Garage doors must be painted to match the color of the unit. <br />iii. Garage doors must be prefinished to minimize maintenance. <br />g. Landscape plans shall be revised to include additional trees on the north side of <br />the property. The plan shall be submitted for review and approval by staff. <br />h. All mechanical equipment shall be screened with materials compatible with the <br />building and project landscaping. The plans must submitted for review and <br />approval by City staff. <br />i. A lighting plan must be updated to match the site plan and submitted for review <br />and approval by City staff. The plan shall include cut -sheets of the street lights <br />proposed. <br />j. The building elevations should be dimensioned in order to ensure this requirement <br />is being met. <br />k. The stormwater use plans shall be submitted for review and approval by City <br />staff. A stormwater reuse agreement shall be completed with the Final Plat. <br />1. A cross walk from the sidewalk on the west side Generation Avenue, north to the <br />public park shall be added. Flashers may be evaluated for the crosswalk. <br />Installation shall be completed by the developer. <br />m. A complete set of revised plans addressing the conditions of approval shall be <br />submitted for city approval. <br />12. Prior to release of the final plat and resolution for filing at Washington County, the <br />applicant must comply with the following conditions: <br />a. The homeowner's association documents shall be submitted for review and <br />approval by City staff. <br />b. The homeowner's association documents shall include language to ensure that the <br />enclosed garage spaces are maintained for vehicle parking and that parking of <br />snowmobiles, boats, RVs and other recreational vehicles in the driveway is <br />discouraged. The covenants should be drafted to prohibit the storage of anything <br />in the garage or driveway that would prevent the storage and parking of vehicles. <br />c. The developer/HOA shall be responsible for the maintenance of the sidewalks and <br />shared driveways. <br />
