Rud & Sons, Inc. Based on the <br />review of the documents below, we offer the following comments related to this application: <br /> <br />• Civil Plans prepared by Plowe Engineering, Inc., dated April 23, 2021 <br />• Stormwater report prepared by Plowe Engineering, Inc, dated April 23, 2021 <br />• Final Plat prepared by E.G. Rud and Sons, Inc. <br />• Geotechnical Exploration Report – dated May 13, 2021 by Haugo GeoTechnical Services <br />• Soil Boring Exhibit and Soil Boring Logs date April 14, 2021, by Haugo Geotechnical <br />Services <br />• Acres of Bald Eagle – Property Line Adjustment Survey dated June 3, 2021 by E.G. Rud <br />and Sons, Inc. <br />• Acres of Bald Eagle – Tree Inventory and Removal List dated June 4, 2021, by E.G. Rud <br />and Sons, Inc. <br />• Acres of Bald Eagle - Tree Inventory and Removal Map dated June 4, 2021, by E.G. Rud <br />and Sons, Inc. <br /> <br /> <br />General/Access <br /> <br />1. The subject property is located on the north side of 121st Street between Everton Avenue <br />North and Falcon Avenue North. Access to the site will come from 121st Street, which is a <br />gravel surfaced roadway. <br />2. With subdivision of property on gravel roadways such as this, the applicant will need to pave <br />the existing roadway from Falcon Avenue to Everton Avenue (approximately 1,500 feet), but <br />not be required to bring the roadway to an urban section with curb and gutter and storm <br />sewer. The roadway can remain a rural section roadway. <br />3. Properties to the north, east, and west do not require access to be provided from this <br />development, therefore other street connections are not a consideration. <br />4. Lots 8 and 9 will take access directly from 121st Street and Everton Avenue, respectively. <br />5. Additional detailed comments on the street and utility system have been provided to the <br />applicant and will need to be addressed as the project moves forward. <br />6. Overall grading adjacent to property line will require separation to not impact trees near the <br />property line on adjacent properties. <br />7. Drainage and utility easements appear to adequately cover the stormwater features, utility <br />pipes, and existing wetlands with possibly minor exceptions noted on our redline plan set.
