Dan May <br />Jared & Laura Drengson <br />1853 Birch Lake Ave <br />White Bear Lake, MN 55110 <br />Laura phone: 651-269-6285 <br />Email: ljmay14@msn.com <br /> <br />ACRES OF BALD EAGLE NARRATIVE: <br />Prepared May 28, 2021 <br />Introduction/ Overview: <br /> <br />This narrative has been prepared to accompany the recent sketch plan application that was submitted on <br />behalf of Dan May and Jared & Laura Drengson. <br /> <br />The proposed project lies easterly of Everton Avenue North and northerly of 121st Street North in the City <br />of Hugo. We are proposing to replat the 3 existing parcels, which total approximately 15.02 acres, into 10 <br />single family lots. There is an existing home that would remain on one of the proposed lots (lot 10), which <br />would meet all existing R1 standards. <br /> <br />On the east 9.78 acres, there will be a short cul-de-sac surrounded by seven new SF homes. Along the cul- <br />de-sac, we plan to follow the local standards of lights per street length, and will be installing 2 or 3 street <br />lamps. All landscaping will be left up to the respective buyers, falling in code with covenants we have yet <br />to declare. The west 4.18 acres (of the existing 5.34 acres) will be divided into two lots where there will be <br />two new SF homes. <br /> <br />The current parcels are zoned R-1, Single Family Residential. The R-1 zoning provides for development <br />density of 1 unit per acre, which is consistent with the sketch plan provided. <br /> <br /> <br /> <br /> <br /> <br />Below is a comparison of the R-1 zoning code and the requested variance. <br /> <br />Item: Requirement: Requested Deviation: <br />Minimum Lot Width per R-1 150 Feet 30 feet for Lot 9 <br />38 feet for Lot 8 <br /> <br />This project will adhere to and match all of the following standards, with no deviation needed: <br />• Development Density = 1 acre. (Standard met, no deviation needed.) <br />• Minimum Lot Depth = 250 feet (Standard met, no deviation needed.) <br />• Front Setback = 30 feet (Standard met, no deviation needed.) <br />• Side Yard Setback = 10 feet (Standard met, no deviation needed.) <br />• Rear Yard Setback = 50 feet (Standard met, no deviation needed.) <br />• Wetland Setback = 30 feet (Standard met, no deviation needed.) <br /> <br /> <br />What applications do you expect to apply for? <br />• Would there be a need to rezone? If yes, then we would do so.
