<br /> <br />This project adjoins 121st Street North, which is one of the few unimproved streets in this neighborhood. It <br />is understood that this street will need to be improved, along with the installation of utilities, in order to <br />develop our parcel. <br /> <br />There are existing homes that front and utilize 121st Street. In communicating with these and adjacent <br />neighbors to our property, we have found several have interest in accessing city sewer and/or water as <br />well as having 121st Street paved. It is understood that this improvement project may also provide benefit <br />to said neighboring homes in these ways. We are hoping to collaborate with the City of Hugo to better <br />understand the process and cost sharing/ assessment opportunities that may be associated with this street <br />improvement project. <br /> <br />• DRAINAGE CONCERNS FROM NORTHERLY NEIGHBORS: It is understood that there are <br />drainage concerns from the neighboring homes to the north. The proposed layout does lend itself <br />to a pond design on the north end of the project, and it is anticipated that review of the site <br />topography and elevations for the northerly neighboring homes would be taken into consideration <br />with the civil design. <br /> <br />Conclusion: <br /> <br />Thank you for your assistance and review of our proposed subdivision.
