The sign shall be limited to 32 square feet and 8 feet in height. <br />As listed as a condition of approval, the applicant has submitted an updated rendering of the sing <br />since the Planning Commission meeting, which conforms to the ordinance standards. <br />5. There shall be permission from the property owner where the sign is located <br />The applicant has provided signed approval from the property owners, Connie and Jared <br />Jungmann. <br /> <br />C. Interim Use Permit <br /> <br />The Planning Commission must review the application for an interim use permit with the <br />standards provided in Section 90-37.1 of Comprehensive Land Use Regulations. Staff used <br />these standards to review the application and found that the request meets all applicable <br />standards as follows: <br /> <br />1. The use shall conform to all zoning regulations. <br /> <br />The use is allowed in all zoning districts with an interim use permit. <br /> <br />2. The use will not delay the permanent development of the site or prevent the orderly <br />development of surrounding sites. <br /> <br />The sign is temporary and once 90% of the lots are sold the sign shall be removed. The sign will <br />not delay any permanent development or orderly development of the surrounding properties. <br /> <br />3. The use will not adversely impact implementation of the Comprehensive Plan. <br /> <br />The sign will not adversely impact the implementation of the Comprehensive Plan. The property <br />on which the sign is located is already developed as a residential lot in the Creekview Preserve <br />development. <br /> <br />4. The use will not be in conflict with any provisions of the code. <br /> <br />The sign meets all standards of the City Code. <br /> <br />5. The use will not adversely impact nearby properties through characteristics including <br />but not limited to, nuisance, noise, traffic, dust, or unsightliness and will not otherwise <br />adversely impact the health, safety and welfare of the community. <br /> <br />The sign is simply used to direct traffic to a residential development. The sign meets all the <br />location requirements of the code and does not pose a sight distance problem for drivers. <br /> <br />6. The date or event that will terminate the use has been identified with certainty. <br /> <br />The sign is temporary and once 90% of the lots are sold the sign shall be removed.
