Acres of Bald Eagle <br />Page 6 <br /> <br />Setbacks <br /> <br />The minimum required setbacks for the R-1 zoning district are as follows: <br /> <br />Front yard: 30 feet <br />Side yard: 10 feet <br />Rear yard: 30 feet <br /> <br />The proposed development meets the setback requirements. Further, lots 8 and 9 meet the <br />shoreland ordinance setback requirement of 100 feet from the ordinary high water mark of Bald <br />Eagle Lake. <br /> <br />Building Height <br /> <br />The maximum building height in the R-1 zoning district is 35 feet. Lots 8 and 9 in the shoreland <br />overlay district shall be a maximum of 25 feet in height. <br /> <br />Landscaping/Lighting <br /> <br />The landscape ordinance requires two over-story shade trees in the front yard of each lot. The <br />applicant did not submit a landscape plan for the development, however they will be required to <br />install two over-story shade trees in the front yard. The developer shall submit a landscape plan <br />for review and approval by the City. <br />The applicant has not submitted a lighting plan for the development, however they will be <br />required to meet the requirement for street lighting in residential zoning districts. The street <br />lighting shall be reviewed and approved by City staff prior to installation. <br />Streets/Access <br /> <br />The property is located along 121st Street North, which is a gravel roadway. The existing house <br />located is proposed to continue to have its driveway connection to Everton Avenue North, as <br />well as the proposed house to be located on Lot 9. Lot 8 is proposed to have a connection to 121st <br />Street North. Lots 1-7 will be located on the new public street and it shall be an urban-section <br />paved roadway with curb and gutter, with access to 121st Street. <br /> <br />121st Street North is currently a rural-section roadway with a gravel surface. The entire length of <br />the street, from Everton Avenue to Falcon Avenue, shall be constructed as rural-section paved <br />roadway. <br /> <br />Utilities <br /> <br />Development of the site requires connections to municipal utilities. Sanitary sewer service is <br />available in the middle of the site via the Met Council sewer interceptor. Water service is <br />available within 700 feet to the west on Everton Avenue North. The utilities would need to be <br />extended to the property and to the property boundaries.
