Acres of Bald Eagle <br />Page 8 <br />The property is served by Oak Shore Park and Bald Eagle-Otter Lake Regional Park. The <br />applicant will be required to pay park dedication fee of $2,400 per new unit which totals <br />$16,800. There are 3 existing lots, so 7 of the lots are considered in the total. At its February 17, <br />2021, meeting the Parks Commission stated that the dedication fee in lieu land dedication was <br />acceptable. <br />Development Agreement <br />The development agreement is written as if public improvement is moving forward. If the public <br />improvement project does not move forward, the language for requirement improvements will be <br />revised along with the required fees. <br />6.CONCLUSION: <br />Staff finds that the development meets the criteria necessary to approve a variance, property line <br />adjustment, and minor subdivision.
