In particular, we <br />have reviewed the following plans related to this particular request: <br /> <br />• Civil Plan Sheets dated 9/16/21 by Loucks <br />• Stormwater Management Report dated 9/16/21 by Loucks <br />• Geotechnical Report dated 8/4/21 by Braun Intertec <br /> <br />Based on the review of the above documents, we offer the following comments related to this <br />application: <br /> <br />Grading, Street, and Utility Plans <br /> <br />1. The site is proposed to maintain the current access from Forest Boulevard/US Hwy 61 south <br />of 145th Street. <br />2. Any impact to traffic or the state right of way as part of construction will need to be <br />coordinated with, permitted, and approved by MNDOT. <br />3. Water service to the new expansion will be achieved by internally extending the existing <br />building service. Applicant will need to coordinate with the Department of Labor and Industry <br />that horizontal separation from the storm sewer meets their requirements and to verify that <br />the existing service to the building is large enough to sufficiently supply water to the entire <br />building following expansion.. <br />4. Sanitary sewer service is proposed to extend from the new building expansion to the east <br />and create a new connection to the existing sanitary sewer main that runs north and south <br />along the east side of the site. <br />5. Detailed redline comments have been provided on the plans and sent to the applicants <br />engineer so they can be addressed in future submittals. <br /> <br />Stormwater Management <br /> <br />6. The stormwater water quality and rate control requirements are proposed to be met through <br />the use of onsite infiltration basins. The basins are sized to meet the City’s water quality and <br />RCWD’s rate control requirements. Water reuse is not utilized as part of the design.
