In particular, we
have reviewed the following plans related to this particular request:

• Civil Plan Sheets dated 9/16/21 by Loucks
• Stormwater Management Report dated 9/16/21 by Loucks
• Geotechnical Report dated 8/4/21 by Braun Intertec

Based on the review of the above documents, we offer the following comments related to this
application:

Grading, Street, and Utility Plans

1. The site is proposed to maintain the current access from Forest Boulevard/US Hwy 61 south
of 145th Street.
2. Any impact to traffic or the state right of way as part of construction will need to be
coordinated with, permitted, and approved by MNDOT.
3. Water service to the new expansion will be achieved by internally extending the existing
building service. Applicant will need to coordinate with the Department of Labor and Industry
that horizontal separation from the storm sewer meets their requirements and to verify that
the existing service to the building is large enough to sufficiently supply water to the entire
building following expansion..
4. Sanitary sewer service is proposed to extend from the new building expansion to the east
and create a new connection to the existing sanitary sewer main that runs north and south
along the east side of the site.
5. Detailed redline comments have been provided on the plans and sent to the applicants
engineer so they can be addressed in future submittals.

Stormwater Management

6. The stormwater water quality and rate control requirements are proposed to be met through
the use of onsite infiltration basins. The basins are sized to meet the City’s water quality and
RCWD’s rate control requirements. Water reuse is not utilized as part of the design.
