Tyler and Rebekah Kent
14816 Flay Ave. N.
Hugo, MN 55038
612-655-6595
tyler.p.kent@gmail.com
Property Identification Number: 2003121210033
City of Hugo
14669 Fitzgerald Ave. N.
Hugo, MN 55038
Dear City Council,
This document serves as written objection to payment of the assessment of $5200 against the
property listed above as paid by the undersigned parties.
We object to payment of the assessment on the grounds that this home is sold and closing
completed on October 4, 2021; the date of this hearing. As a result, we as the selling parties
are forced by the title companies to pay the assessment based on, a pending status. The
assessment is a tax based on increased value to the home due to the roadway improvements.
Those roadway improvements had not been completed at the time of sale contract or the time of
closing. Therefore, those improvements were not considered in the offer or the appraisal of the
home.
Furthermore, the assessment assigns tax liability beginning calendar year 2022. Given this
information, we are being forced to pay a tax on a home that we do not own in a tax year after
the sale of the home.
Because a title company is withholding this amount out of closing and because the home was
under firm contract at the time this was determined, I have no opportunity to negotiate the cost
with the buyer. Therefore, I ask that the city disperse the funds back to us upon receipt from the
title company. I can be contacted at the phone number and/or email listed above or the
forwarding address listed below. This assessment should then be reassigned to the new
homeowner who will be responsible for the home taxes in the year these will be assigned.
Sincerely,
Tvler Kent
14993 Drake St. NW, Andover, MN 55304
Rebekah Kent
