Ms. Rachel Juba <br />March 19, 2021 <br />Page 2 <br />The City may vacate the right of way in this location, while maintaining public drainage and <br />utility easements for the sewer and watermain lines in this location. <br />Water service to the site will be achieved by connecting to an existing 12" stub located in the <br />short stub street extended from 157t" Way N to this property at the northwest corner of the <br />site and looping to an existing 8" stub on Foxhill Avenue, south of 157t" Street. The applicant <br />is proposing an 8" loop around the building with hydrants for fire protection. The portion of <br />the water system that is looped will be required to be located in a public drainage and utility <br />easement. The service into the building will remain private as shown. <br />Sanitary sewer service is proposed to extend to the site from an existing sanitary sewer <br />manhole at the northwest corner of the site. <br />Detailed redline comments have been provided on the plans and sent to the applicants <br />engineer so they can be addressed in future submittals. <br />Stormwater Management <br />10. The stormwater water quality and rate control requirements are proposed to be met through <br />the use of onsite infiltration basins. The basins are sized to meet the City's water quality and <br />rate control requirements. Water reuse is not utilized as part of the design. <br />11. Intersection improvements at TH 61 and 152"d Street are proposed which will require <br />stormwater management. The applicant may choose to handle stormwater management for <br />the intersection improvements within their site and will be required to submit to the City for <br />review and approval. Staff has reviewed the site and there is ample room to accommodate <br />these stormwater management needs onsite. The applicant is currently working to develop <br />an approved layout for the intersection and will proceed with final design. <br />12. Additional stormwater plan and model comments have been provided to applicant and will <br />need to be addressed in future submittals for documentation and permitting purposes. <br />13. A stormwater maintenance agreement and drainage and utility easements will be required <br />for the stormwater basins on the site. This will also be required if the applicant chooses to <br />handle the stormwater management for the intersection improvements within their property. <br />Drainage and utility easements over the wetland areas will also be required. <br />Thank you for the opportunity to provide comments on this project.
