Lakeview Family Dentistry — Site plan and variance requests <br />Page 7 <br />Parking <br />Section 90-253, Parking and Loading of the City Code determines the number of parking spaces <br />required per site. Parking is determined by gross floor area. There are 32 stalls required for the <br />site and the applicant is proposing 32 stalls, meeting the parking requirements. <br />Building Architecture <br />The City of Hugo adopted Downtown Design Guidelines in 2007, which aims to create a sense <br />of arrival in the downtown area of Hugo. The Downtown Design Guidelines emphasize prairie <br />style architecture with hipped roofs, which is a proposed element of the site plan. <br />The applicant is proposing to construct the addition with similar materials and color to the <br />existing building. The existing building is constructed of wood siding and the applicant is <br />proposing to match the existing siding with a fiber cement material. Staff is comfortable with the <br />proposed architectural materials. <br />The applicant is required to submit a material sample board, which will be evaluated and <br />approved administratively. <br />Trash Enclosure <br />The applicant is proposing a trash enclosure in front of the proposed building addition. The trash <br />enclosure is proposed to be of the same materials as the addition and surrounded by landscaping. <br />Staff has asked the applicant to consider alternative locations for the trash enclosure, however, <br />acknowledges that there are site limitations. Staff will continue to work with the applicant on <br />final location of the trash enclosure. <br />Signage <br />The applicant is not proposing to change the existing monument sign on site. The applicant is <br />proposing an entrance sign to be located near the main entrance of the site. The entrance sign is <br />proposed to be surrounded by landscaping. Staff is comfortable with the proposed signage. <br />Grading <br />The applicant is proposing to use the property to the north in order to complete construction of <br />the proposed addition. This requires grading to be done on the adjacent property. The applicant is <br />proposing a temporary construction agreement for work on the adjacent property. Staff is <br />requiring the applicant to provide the executed agreement between both property owners and has <br />listed that as a condition of approval. <br />The applicant is required to address all redlined comments that have been provided to them by <br />the City Engineer, which is listed as a condition of approval. <br />
