Lakeview Family Dentistry — Site plan and variance requests <br />Page 8 <br />Utilities <br />The existing building is served by City sewer and water. These connections will be expanded to <br />the proposed addition. Water service to the new expansion will be done internally and the <br />sanitary sewer will have a new connection to the sanitary sewer main that runs north and south <br />along the east side of the site. <br />The applicant is required to address all redlined comments that have been provided to them by <br />the City Engineer, which is listed as a condition of approval. <br />Wetlands and Stormwater Management <br />The applicant is not proposing any wetland impacts. <br />The applicant is proposing to meet stormwater quality and rate control requirements through the <br />use of infiltration basins on site. The basins are sized appropriately to meet the City's water <br />quality and the Rice Creek Watershed District's rate control requirements. A stormwater <br />maintenance agreement and drainage and utility easements are required for the stormwater basins <br />on site. <br />Park Dedication <br />Park Dedication is not required for commercial and industrial developments. <br />4. CONCLUSION: <br />It is in staff s opinion that the site plan request for Lakeview Family Dentistry meets all <br />requirements necessary to approve the proposed addition to the existing building located at <br />14475 Forest Boulevard North. Staff finds that the applicant meets the requirements necessary to <br />approve a variance request to allow an impervious surface coverage of 50.6%, where 25% is <br />required. Staff also finds that the applicant meets the requirements necessary to approve a <br />variance request to allow the proposed addition to be setback 61.4 feet from the OHW level of <br />Egg Lake, where 100 feet is required by City ordinance. <br />5. RECOMMENDATION: <br />Staff recommends that the Planning Commission approve the site plan and variance requests for <br />Lakeview Family Dentistry for property located at 14475 Forest Boulevard North, subject to the <br />conditions listed in the resolutions. <br />
