DESCRIPTION OF REQUEST: <br />The applicant, nai Architects, Inc., is requesting approval of a 400 square foot addition to an <br />existing building located at 15106 Francesca Avenue North. The owner and occupant of the site <br />is the Hugo Good Neighbors Food Shelf. The existing building on site is 1,455 square feet and <br />the proposed addition is to consist of a walk-in refrigerator and freezer along with an expansion <br />of the storage room. <br />2. CONTEXT: <br />A. Surrounding Land Use and Zoning <br />The property is zoned General Industrial (I-3) and is within the Peloquin Industrial Park. The <br />properties to the north and east are also zoned I-3 and are occupied by industrial uses. The <br />properties to the west are zoned General Industrial (1-3) and are occupied by single family <br />homes. The property to the south is zoned Low Density Multiple Density Residential (R-4) and <br />is occupied by the Twin Pines residential development. <br />B. Existing Site Characteristics <br />The property is 0.58 acres and consists of a 1,455 square foot single story building. The property <br />is generally flat and does not contain any wetlands. <br />
