HGNFS Site Plan — Building Addition <br />Page 3 <br />Lighting <br />The ordinance requires lighting to consist of cut-off fixtures and for light cast on adjacent <br />property and roads not to exceed 1/2 foot candle measured at the property line or 1 foot candle <br />measured at the street's centerline. The applicant is proposing to add one additional wall <br />mounted fixture that will match the existing fixtures. The applicant has provided a cut -sheet for <br />the proposed and existing fixtures, which meets the lighting requirements. <br />Fencing and Screening <br />The applicant is not proposing any fencing or additional mechanical equipment on the property. <br />Streets and Access <br />The property has an existing access into the site off of Francesca Avenue. <br />Parking <br />Section 90-253, Parking and Loading of the City Code determines the number of parking spaces <br />required per site and is determined by the size and use of the building. There are eight parking <br />spaces required and 14 existing spaces on site. The applicant is not proposing any additional <br />parking and currently meets the ordinance standards. <br />Building Architecture <br />The existing building is designed with a pitched roof and gabled ends. The building is <br />constructed of pre -finished fiber cement lap siding with fiber cement shakes at the gables. The <br />addition will be constructed of the same materials and match in color. <br />The building generally meets the commercial and industrial construction standards along with <br />the design guidelines. <br />Signage <br />The applicant is not proposing any signage. <br />Grading/Stormwater Management <br />Since the project disturbs less than one acre and has less than 10,000 square feet of impervious <br />surfaces being generated, the project is exempt from the watershed management requirements. <br />The applicant shall be required to address all redline comments provided by the City Engineer. <br />Utilities <br />The applicant is using the existing utilities. No modifications are necessary. <br />
