Site Plan and Conditional Use Permit Amendment <br />for a 43,000 square foot office/warehouse building to be constructed with the <br />campus development. Development and Assessment Agreement for the <br />construction of an extension of 140th Street North. <br /> <br />DATE: December 28, 2021, for the City Council meeting of January 3, 2022 <br /> <br />ZONING: Business Park (BP) <br /> <br />60-DAY REVIEW DEADLINE: February 27, 2021 (120-days) <br /> <br />1. PLANNING COMMISSION UPDATE: <br /> <br />At its December 16, 2021, meeting the Planning Commission held a public hearing and <br />considered the request. There were residents that live in the development to the north that spoke <br />during the public hearing. There concerns and questions that included the following: <br /> <br />• Concerns about the impact to the residential development because of the business and the <br />new building proposal. <br />• Concerns with the expansion of the business and the additional noise that will occur. <br />• Concerns that the overhead doors on the existing building in the campus remaining open <br />late at night and the loud noise from the manufacturing business. <br />• Concerns about the dumpster location on the north side of the existing building and the <br />noise that happens when they are adding trash to the dumpster. <br />• They asked about noise mitigation measures to be considered in the approval. <br />o They asked about requiring the doors to remaining closed during the night, except <br />for loading and unloading materials for normal operations of the business. <br />o They asked if the dumpster can be moved to the south side of the existing <br />building to reduce the noise. <br />• Concerns with the extension of 140th Street to the west and the access onto 140th Street <br />for the project. <br />o Concerns with the traffic that will occur on 140th Street.
