In particular, we have reviewed the following <br />plans related to this particular request: <br /> <br />• Civil Plan Set (_Schwieters_Building_7_11x17_073021.pdf) revised 7/30/21 by Carlson <br />McCain and updated on December 9, 2021. <br />• Architectural Plan Set (VLH BUILDING 7_SITE PLAN REVIEW_292 ARCH <br />SET_20210730.pdf) revised 7/30/21 by Carlson McCain <br />• Stormwater Management Memo (_Schwieters Building 7_Hydrology Memo.pdf; 171316- <br />PROPOSED-2019-10.10 REVISED 8-24-2021.hcp) dated 8/24/21 by Carlson McCain <br />• Storm Sewer Design (8606-01_Storm Sewer Design.pdf; 8606-01_Stm Swr <br />Catchment.pdf) by Carlson McCain <br /> <br />Based on the review of the above documents, we offer the following comments related to this <br />application: <br /> <br />Grading, Street, and Utility Plans <br /> <br />1. The site is proposed to have two accesses. The first is through their existing parking entrance <br />on Fenway Avenue while the second involves extending 140th Street to the west <br />approximately 600 ft to their west property line. 140th Street will be extended from the short <br />section of 140th Street recently constructed with their most recent expansion located on the <br />southwest quadrant of Fenway Avenue and 140th Street. Their second access is proposed to <br />come from the extended portion of 140th Street. <br />2. A cross access agreement will be required through the existing Schwieter’s facility. <br />3. The City will work with the applicant to construct the extension of 140th Street as a City <br />Improvement Project as the City owns the property on the north side of 140th Street and may <br />warrant City cost participation. Staff will continue to work on the process related to the <br />extension of 140th Street prior to the January 3, 2022 City Council meeting where this item <br />will be heard. It is expected that the site plan, CUP amendment, and <br />development/assessment agreement (with waiver to 429 process) will be reviewed and <br />discussed in detail.
