<br /> <br />Victor Land Holdings, LLC 13 <br /> <br />EXHIBIT B <br /> <br />APPROVAL CONDITIONS <br /> <br /> <br />1. All items on the Engineer’s memo and “red-line” detailed engineering comments that have <br />been sent directly to the applicant’s engineer dated December 16, 2021, shall be addressed. <br /> <br />2. The applicant shall meet all conditions listed in the conditional use permit for the campus <br />development. <br /> <br />3. The applicant shall be required to apply for formal site plan approval for all future phases to <br />be considered by the Planning Commission and City Council. <br /> <br />4. The plans shall be revised to show proof of parking to be reviewed and approved by City <br />staff. <br /> <br />5. The proof of parking shall be constructed at any time deemed necessary by the City. <br /> <br />6. No exterior storage shall be located west of the building. All exterior storage shall remain in <br />the areas as approved with the campus development. <br /> <br />7. Prior to the installation of any signs, the applicant shall obtain a sign permit. <br /> <br />8. The landscaping shall be irrigated to ensure establishment. <br /> <br />9. The fence shall be black vinyl chain link. <br /> <br />10. 140th Street North shall be extended to the west property line of Lot 1, Block 2, Roy Molitor <br />4th Addition. <br /> <br />11. The overhead doors on the buildings within the campus development shall remain closed <br />from 9 p.m. to 6 a.m., except for normal operations of the business. The doors shall be <br />promptly closed after moving raw materials into the building for manufacturing. <br /> <br />12.
