Water service to the site will be achieved with extending the existing 12" watermain stub <br />within 140th Street from the existing western addition limits to approximately 550' further west. <br />An existing hydrant stubbed from the south is providing additional fire protection. <br />5. Sanitary sewer service is available to the site from the existing 6" sanitary sewer service stub <br />from the manhole located in the future 140th Street to the north that was installed with the <br />original overall Schwieters site. <br />6. Two rows of parking (27 spaces) are provided along and across from the northern side of the <br />building along future 140th Street. Additional industrial loading areas are available on the <br />west and south sides of the building. <br />7. Detailed redline comments have been provided on the plans and sent to the applicants <br />engineer so they can be addressed in future submittals. <br />Stormwater Management <br />8. The expansion of this site was planned for with the stormwater management filtration basin <br />constructed as part of the original Schwieters site. Rate control and water quality <br />requirements for the expansion are anticipated to be met through this filtration basin. The <br />previously approved HydroCAD model will need to be updated to be representative of the <br />proposed changes to what was previously approved. <br />9. The stormwater requirements for the extension of 140th Street will be addressed with the City <br />Project and be accommodated by expanding existing stormwater management facilities on <br />either the north or south side of 1401h Street which are located on City property. <br />10. Drainage and Utility Easements will need to be provided over the existing 6" PE drain tile <br />outlet for the existing stormwater management facilities for the overall site. <br />11. A stormwater agreement between the two sites will be required as private storm sewer <br />extends between the two parcels. <br />12. Stormwater plan and model comments have been provided to applicant and will need to be <br />addressed in future submittals for documentation and permitting purposes. <br />Wetland <br />13. There are no wetland impacts associated with the proposed improvements. <br />Thank you for the opportunity to provide comments on this project.
