Victor Land Holdings, LLC — Site Plan and CUP Amendment <br />Signage <br />The applicant is showing locations for proposed signs on the building, which is allowed by <br />ordinance. Prior to the installation of any signs, the applicant shall obtain a sign permit. <br />Drainage/Grading <br />The overall stormwater management was planned with the campus development. The stormwater <br />requirements are met with the existing stormwater management facilities on the property. There <br />are a few technical details that are required to be completed from comments by the City <br />Engineer. <br />Utilities <br />Water service to the site will be achieved with extending the existing watermain stub within <br />140th Street from the existing western addition limits to approximately 550' further west. An <br />existing hydrant stubbed from the south is providing additional fire protection. <br />Sanitary sewer service is available to the site from the existing sanitary sewer service stub from <br />the manhole located in the future 1401h Street to the north that was installed with the original <br />overall campus development. <br />Wetlands <br />The applicant is not proposing any wetland impacts. <br />Park Dedication <br />Park Dedication is not required for commercial and industrial developments. <br />5. CONCLUSION: <br />Staff finds that the proposal meets all the requirements necessary for the City to approve the site <br />plan and CUP amendment, if the appropriate conditions are met in the attached resolutions and <br />conditional use permits. <br />6. RECOMMENDATION: <br />Staff recommends approval of the site plan and CUP amendment applications from Victor Land <br />Holdings, LLC. <br />
