The City may accept wetlands, <br />ponds, or other undevelopable land areas that could be incorporated in the park system <br />but dedication credit will not be given for these areas. Trail construction is required, but <br />park land dedication credit is not given for trail corridors. Only contiguous buildable <br />park land is granted credit for park dedication. <br />7. DISCUSSION: <br />The developer is requesting informal comments on the concept plan. The Parks <br />Commission should discuss the concept and provide input on the following: <br />Requirements not shown on the current plan: <br />• Continuation of the paved trail along west side of Fenway Avenue to Frenchman <br />Avenue. <br />• Construction of a paved trail on the south side of Frenchman Avenue. <br />• Construction of sidewalks where required. <br />• Incorporation of the greenway corridor. <br />• Incorporation of the Downtown Design Guidelines. <br />Trail System: <br />• Construction of a paved trail East-West along the ditch to the Hardwood Creek <br />Regional Trail is desirable. <br />Parks System: <br />• Consider locating a park in the area. This could be a gathering space such as <br />Victor Square or have other uses. <br />• A neighborhood park should be located with this development or future <br />development south of the area to provide missing recreation amenities. <br />Park Dedication: <br />• Clarify what type of land is acceptable for park dedication credit. <br />• Consider acceptance of some land in exchange for a reduction in the park <br />dedication fees. <br />-5- <br />Oneka Commons <br />January 15, 202 <br />
