Of this, we estimate <br />that about 10 acres can be used for parks and trails. On the site plan, this area is shown in <br />the mixed use (brown) area that designates 4.2 acres in blue and the balance in the blue <br />area noted as "Park". We would like to dedicate these areas to the City in return for a <br />reduction of our park dedication fee. <br />The specific landscaping and structures in these park areas and trails throughout the <br />master plan will need to be negotiated with the City during our formal application <br />process. The dotted line of trails will be a combination of a ten foot wide asphalt path for <br />walking/biking and four foot wide nature path in certain other areas for a hiking trail. <br />These trails would connect the various uses in the master plan in order to allow common <br />access from the residential to the commercial areas. The specifics of the trail system will <br />have to be worked out once the civil and environmental engineers plan out the storm <br />water and utility designs. <br />The recently submitted renderings of our apartment project and of a neighborhood <br />commercial retail center show an architectural design that is consistent with the building <br />styles of the Victor Gardens and commercial buildings east along Frenchman Road. This <br />style would be required for all buildings in the commercial and mixed use areas shown on <br />the site plan. These are renderings that are concept in nature so the actual building <br />exteriors may be different after we have spent more time with our architects and <br />contractors reviewing plans. <br />
