Request for a sketch plan review for a development <br />called "Oneka Commons" consisting of —100 acres located south of <br />Frenchman Road and 4 acres north of Frenchman Road west of Highway <br />61. <br />DATE: January 10, 2020 for the Parks Commission meeting of January 15, 2020 <br />1. INTRODUCTION: <br />A sketch plan application has been received from Peter Stalland. The applicant is <br />looking for informal comments from the Parks Commission prior to submitting a formal <br />application. A recommendation from the Parks Commission is not needed at this time. <br />The Parks Commission should provide input on what would be acceptable and desirable <br />in this location. <br />2. DESCRIPTION OF REQUEST: <br />The applicant is requesting review and comments on a sketch plan for a master planned <br />community that includes lots for an apartment building, single family homes, and <br />commercial development. It is not clear what the buildable acreage is in the proposed <br />development. <br />The site plan includes 8 parcels that are currently owned by Marvin LaValle. The <br />properties have existing flood plain and ditches throughout. The properties are currently <br />farmed and there are three existing agricultural buildings. To the west of the properties is <br />the Victor Gardens development consisting of townhomes and single family homes. <br />Further west, is Lake Area Bank and PAWS Pet Hospital. To the south are the <br />Clearwater Cove and Oneka Estates single family detached residential developments. <br />The properties are guided Low Density Residential, Commercial, and Mixed Use.
