B.1.3.3 Design Development <br />Consultant will prepare design development plans that further refine the site design <br />based on feedback from the Client and select stakeholders and an updated estimate <br />of probable costs with list of potential alternates based on selected priorities for <br />consideration to fit within the overall established construction budget and Phase One <br />implementation priorities. <br />Design Development documents will include the following plan sheets taken to an <br />approximate 50% complete level: <br />• Title Sheet <br />• Removals Plan <br />• Layout Plan <br />• Grading Plan <br />• Utility Plan <br />• Electrical Plan <br />• Landscaping & Restoration Plan <br />• Draft Details & Sections <br />• Product style selections <br />• Preliminary stormwater modeling and review <br />• Preliminary determination of permit requirements <br />• Estimate of probable costs including alternates. <br />B.1.3.4 Design Review — Meeting No. 3 <br />Consultant shall facilitate a design review meeting with the Client and select <br />stakeholders to present and review the updated site design development plans and <br />estimate of probable costs for review and approval to forward include the final design <br />package. This includes meeting preparation and distribution of follow-up summary <br />notes. <br />B.1.3.5 Parks Commission Meeting <br />Consultant shall attend a virtual Parks Commission Meeting to present the site <br />design development plans, estimate for review and approval, along with input on <br />priorities for construction. This includes meeting preparation and distribution of follow- <br />up summary notes. <br />B.1.3.6 City Council Meeting <br />Consultant shall attend a City Council Meeting to present the final site design <br />development plans and estimate for review and approval on the preferred design <br />development approach and which elements to carry forward into the final design <br />package for construction. This includes meeting preparation and distribution of follow- <br />up summary notes. <br />ARTICLE B.2 — ASBESTOS AND REGULATED MATERIAL (ARM) ASSESSMENT <br />13.2.1 Destructive Asbestos Sampling. <br />Consultant will perform destructive asbestos sampling at each Site structure to identify friable <br />and non -friable asbestos -containing materials (ACM) in accordance with Environmental <br />Protection Agency (EPA), Minnesota Pollution Control Agency (MPCA), and Minnesota <br />Department of Health (MDH) rules and regulations. In addition, Consultant will identify ACM <br />that could become friable during demolition activities, and according to State and Federal <br />regulations, would require abatement prior to disturbance. The inspection and sampling will <br />be performed by a US EPA -accredited and MDH-certified Asbestos Inspector. It is anticipated <br />that building materials disturbed during sampling will not be replaced/repaired following the <br />completion of the sampling. <br />B.1.2.2 Record Document Review <br />Site drawings, historical data, laboratory reports or other documents provided to <br />Consultant will be evaluated for the general design and layout of the buildings, as <br />Exhibit B — Scope of Services Page 2 <br />
