-Future Utilities — With the completion of Rice Creek Reserve, the City will have the ability to extend <br />sewer and water service to the Public Works building which is currently on septic and well. <br />-Stand Alone Community — Rice Lake Reserve is set out on a parcel of land with only Diamond Pointe <br />South located to the west side of Goodview. This community has no impacts on adjacent landowners <br />and provides connectivity for other existing developments. <br />Housing Styles <br />MI Homes will be the sole builder for the entire community. M I has successfully designed homes that <br />meet the needs of buyers today. Their product offering for the community will be the single level living <br />homes as built in Adelaide Landing along with a new 2 and 3 car garage two-story home style that <br />attract families and young professionals to the community. The elevations of the homes are included in <br />the packet of information. <br />Homes will range from 1750 SF to 3500 SF, one and two-story homes, mostly basement lots with a <br />handful of slab on grade lots, and estimated price starting from mid-300's. <br />Material specifications include Hardi siding on the front, vinyl siding on 3 sides, and variety of <br />stone/shakes/board and batten on the front elevations. There are multiple color packages available as <br />well to enhance the street scape. <br />Streets <br />The overall street design minimizes the amount homes that are back to back, providing the residents <br />with natural views from their homes. The streets are designed to City standards and widths for public <br />roads. <br />Park and Trail Area <br />Rice Lake Reserve will have a 0.5 acre park/gathering area residents on the east side of the storm pond. <br />With Hanifl Park to the east this community only requires an open/gathering space for the residents. <br />The trail system will lead in each direction to Goodview and Egg Lake. With the connection to Egg Lake, <br />the City will now have the opportunity to complete a connection to the Hanifl Park. With the installation <br />of this trail we are requesting that no additional sidewalks be installed in this neighborhood. Park <br />dedication will include this parcel along with the balance paid in a fee. <br />HOA <br />Rice Lake Reserve will have an established Homeowners Association that maintains common area <br />landscaping, the irrigation system, and have architectural control. All yard maintenance and snow <br />removal will be performed or contracted by individual owners. <br />Phasing <br />Rice Lake Reserve will be constructed in 3 phases with the entrance located off Goodview Lane. <br />Construction will plan to start in spring of 2020 on phase 1, phase 2 in 2021, and the last phase in 2022. <br />Rice Lake Reserve — Narrative for PUD/Preliminary Plat Fenway Land Company <br />
