Preliminary Plat and Planned Unit <br />Development for a residential development to be known as "Rice Lake <br />Reserve" <br />DATE: November 15, 2019 for the Parks Commission meeting of November 20, <br />2019 <br />1. DESCRIPTION: <br />Fenway Land Company has submitted an application requesting approval of a <br />Preliminary Plat and Planned Unit Development (PUD) for a residential development. <br />The property totals 51 acres and is comprised of four parcels located on the northeast <br />corner of Egg Lake Road North and Goodview Avenue North. The preliminary plat <br />includes 90 single family residential lots and four outlots to be known as "Rice Lake <br />Reserve". <br />The plan includes residential lots, preserved wetlands, stormwater reuse, a park, and <br />primarily off -road trail. The typical lot will be 55' wide and suitable for homes 1,500 to <br />3,500 square feet. They will be a mix of villas and two-story homes. The applicant is <br />proposing the project to be built in three phases. <br />The PUD General Plan will be for all 51 acres of the property and will be rezoned from <br />Future Urban Service (FUS) to Planned Unit Development (PUD). The property includes <br />approximately 20 acres of wetlands and has a total buildable acreage of 29.56 acres. The <br />applicant is requesting flexibility from the standard zoning code with the PUD for lot <br />size, lot width, and side yard setbacks. <br />2. PARK DEDICATION: <br />The developer has indicated that they would like credit for a .5 acre park property and to <br />satisfy the remainder of the park dedication requirement with fees.
