Agenda Number: 2 <br />CITY OF HUGO <br />PARKS COMMISSION REPORT <br />TO: City of Hugo Parks, Recreation and Open Space Commission <br />FROM: Shayla Denaway, Parks Planner <br />SUBJECT: Oneka Lake Reserve, LLC. Request for a PUD and Preliminary Plat for <br />"Oneka Lake Reserve" <br />DATE: April 15, 2021 for the Parks Commission meeting of April 21, 2021 <br />1. DESCRIPTION: <br />Oneka Lake Reserve, LLC has submitted an application requesting approval of a <br />Preliminary Plat and Planned Unit Development (PUD) for a residential development. <br />The property totals 6.7 acres and located north of 150th Street North and Generation <br />Avenue North. The preliminary plat includes 40 attached townhomes. <br />The plan includes residential units, a private street, a public neighborhood park, <br />stormwater re -use (community irrigation and infiltration basins) and sidewalks. The <br />proposed development includes a mix of 2 and 3 unit two-story buildings. <br />The property is currently zoned (R-4) and will be rezoned Planned Unit Development <br />(PUD). The properties to the south, east and west are zoned (R-4) and include the <br />Generation Acres Townhomes, Hugo Estates mobile home park, and Oneka Lake View <br />Townhomes. The property to the north is zoned (R-3) Single Family Detached <br />Residential and is the Sweet Grass Meadows development. <br />The property does not include wetlands and totals 6.05 net acres and a .45 acre public <br />park. The applicant is requesting flexibility from the standard zoning code with the PUD <br />for increased density and building setbacks. The density can be increased to eight units <br />per acre under a PUD. The developer proposes to rezone the property to PUD in part to <br />allow a gross density of 6 units per acre.
