2. BACKGROUND: <br />The Parks Commission reviewed a similar PUD application at their July 17, 2021 <br />meeting. Current changes to the plat include a reduction in the number of units, from 44 <br />to 40 and a new site layout. The developer is continuing to propose a combination of <br />park land and fee dedication, but is not proposing to build park amenities in exchange for <br />PUD flexibility. At the meeting of July 17, 2021, the Parks Commission approved .65 <br />acres of park dedication land with park amenities and fee of $26,400. <br />3. PARK DEDICATION: <br />The developer is required to dedicate land, pay a fee, or a combination of land and fee to <br />satisfy park dedication per Sec. 90-324 of the City Code. The applicant is required to <br />dedicate 13% of the developable acres for park land with a density of 6.00- 7.99 units per <br />acre. The developer has indicated that there are 6.7 acres of buildable land in the <br />development. Therefore, the developer is required to dedicate .87 acres of park land. <br />The current park dedication fee is $2,400 per unit. The <br />remaining should be satisfied with payment of 48% of the fee ($1,152 per unit) which <br />would total $46,080 with 40 units. <br />4. CONSISTENCY WITH PARK PLAN <br />Parks/ Open Space <br />This development is in Neighborhood Park Service Area 10 which includes Oneka Lake <br />Park, the Bernin property, and DNR boat launch. Oneka Lake Park is .6 miles distance <br />from the neighborhood. The case could be made that due to the density in the immediate <br />neighborhood, additional park amenities are desirable.
