The Meadows at Hugo <br />Preliminary Plat/PUD Narrative <br />1/26/21 <br />Over the past couple of months, we have coordinated with City staff and the DNR in designing "The <br />Meadows at Hugo PUD" project. We are pleased to submit the Meadows at Hugo PUD Preliminary Plat <br />for your consideration. <br />Development Proposal Summary: <br />The development site is 32.93 acres (gross) and has 5.92 of delineated wetlands, for a net area of 27.01 <br />acres. The current site is used as agricultural land. The site is bordered on the west by City undeveloped <br />park property, on the north by undeveloped agricultural land, on the east by County Ditch #3 and <br />undeveloped agricultural land, and on the south by a single-family subdivision. The property is currently <br />zoned Future Urban Service (FES), and is guided in the City's 2040 Comprehensive Plans as Medium <br />Density Residential (MD). <br />We are proposing a Planned Unit Development (PUD) for this project. Our Preliminary Plat shows a total <br />of 87 single family villa lots for a net density of 3.22 units/acre. We are proposing two villa lot and <br />building types. 45 lots will be 50' wide and are designed for 40' wide one-story villa homes. 42 lots will <br />be 44' wide and are designed for 29' wide two-story villa homes. We are proposing 25' front setbacks, <br />30' rear setbacks, 5' interior side and 15' street side setbacks for the 50' wide one-story villa lots and 25' <br />front setbacks, 30' rear setbacks, 7.5' interior side and 15' street side setbacks for the 44' wide two- <br />story villa lots. We are requesting PUD flexibility to achieve these lot standards and dimensions as <br />shown in the table below as compared to standard R-3 single family zoning.
