INTRODUCTION: <br />A sketch plan application has been received from Drengson May Enterprises, LLC. The <br />applicant is looking for informal comments from the Parks Commission prior to <br />submitting a formal application. A recommendation from the Parks Commission is not <br />needed at this time. The Parks Commission should provide input on what would be <br />acceptable and desirable in this location. <br />2. DESCRIPTION OF REQUEST: <br />The properties are generally located west of Falcon Avenue North and North of 121 st <br />Street North. There are three properties that total approximately 15 acres. The two <br />properties on the east are currently vacant, relatively flat, and there is a wetland on the <br />west side of the property. The 5.36 acre parcel most west has a house that would remain <br />on its own lot. <br />The three parcels are located in the Large Lot Single -Family Residential (R-1) zoning <br />district. The minimum lot size is 1 acre for subdivisions in the zoning district. The <br />applicant intends to comply with all of the zoning district regulations for the district, <br />except for Lots 8 and 9, where they would need to ask for a variance for the lot widths. <br />The plan shows 10 proposed residential lots, stormwater ponding areas, streets, and <br />utilities. <br />121St Street North is currently a rural -section roadway with a gravel surface. Staff <br />recommends that the entire length of the street, from Everton Avenue to Falcon Avenue, <br />be paved.
